Rent 2 bedroom apartment of 45 m² in Stuttgart

English: Renting out my renovated and fully furnished 2-room apartment in Stuttgart Mitte (Olgaeck) from the beginning of April.
The apartment was renovated in 2021 and was first occupied by me after renovation. Most of the furniture is new.
The apartment is located on the 4th floor without elevator and has a bedroom with box spring bed, a living room with Smart TV; sofa bed; office corner and access to a small balcony with a beautiful view of Stuttgart. There is also a fully equipped kitchen with dishwasher and a small bathroom with shower and washing machine. WLAN and janitor service are included.
Due to the size of the apartment, I am looking for a single person who will take good care of the apartment during the rental period. A fixed income or a parental guarantee is important to me.
We can discuss the exact duration of the sublet.

Die Wohnung wurde 2021 saniert und von mir nach Sanierung erstbezogen. Die Möbel sind größtenteils entsprechend neu.
Die Wohnung liegt im 4. OG ohne Aufzug und verfügt über ein Schlafzimmer mit Boxspringbett, ein Wohnungzimmer mit Smart TV; Schlafsofa; Büroecke und Zugang zu einem kleinen Balkon mit schöner Aussicht auf Stuttgart. Darüberhinaus gibt es eine vollausgestattete Küche mit Spülmaschine sowie ein kleines Bad mit Dusche und Waschmaschine. WLAN und Hausmeisterservice sind inklusive.
Aufgrund der Wohnungsgrösse suche ich nach einer Einzelperson, die die Wohnung während der Mietzeit gut behandelt. Mir ist ein festes Einkommen oder eine Elternbürgschaft wichtig.
